Introduction
THE STABLES is a single storey barn conversion situated at Morton Farm. Just 4 miles from the market town of Oswestry and 2 miles from the Welsh border, The Stables enjoys stunning views over open countryside and the Welsh Hills.
Morton Farm is a mixed working farm, comprising beef and suckler cattle, sheep and arable. The Stables is across the road from the farm house.
Pre-Arrival
- We have a website and brochure which contain photos and information about the property and things to do in the local area.
- Bookings/enquiries can be made via email, phone or letter.
- The nearest train station is at Gobowen which is 6 miles away. Taxis run from the station.
- Large print information is available on request.
Arrival and Car Parking
- There is ample off-street parking at the front of the property, which is covered with chippings and levelled.
- The parking area is secured with a gate and is away from the road.
- The main entrance into the property is a set of double UPVC French window doors.
- There is a step up into the property.
- There is an outside security light on a sensor near to the entrance door with a door bell to the right of the entrance.
External
- In addition to the stoned car parking area, there is a patio and path in front and to the side of the property. It has been laid using old style brickettes.
- We have 4 flower tubs and troughs and a feature water pump, along with a wooden garden seat.
- The boiler, oil tank, wheelie bin, outside tap, caravan hook-up point, rotary washing line and garden shed are situated at the far side of the property.
Garden Shed
- The garden shed has a dual purpose. It stores some items that guests are welcome to use and it provides storage for guests’ belongings – for example – bicycles, golf clubs, fishing tackle and walking boots.
- The shed is secured with a padlock.
- Inside the shed, there is a set of plastic patio furniture, comprising round table, 4 chairs, parasol and base.
- Also provided are 3 recycling boxes, vacuum cleaner with attachments, iron and ironing board, clothes airer, laundry basket, pegs, mop, bucket and brush.
INSIDE THE PROPERTY
Sitting Room
- The double UPVC French window doors lead straight into the sitting room. The room is open plan and incorporates sitting room, kitchen and dining area.
- The walls are painted Cord and woodwork and skirting compliments the country theme. The floor is tiled with large square floor tiles. There are 2x3 arm black light fittings with candle bulbs in the sitting room area and 4 down lighters over the kitchen area.
- Once in the sitting room, there is a large open space for easy movement. There is a Victorian style feature fireplace on the right wall which is a focal point.
- Furniture includes a wide 2 seater sofa with arms and scatter cushions for comfort. There is also a kitchen style wooden chair with no arms in the bedroom if required.
- There is a moveable square coffee table in the middle of the room which stands on a black patterned hearth rug.
- Teletext TV with remote control along with DVD player also with remote. This machine plays CD’s.
- There is an electric convector heater for extra heat.
- For entertainment we supply some DVD’s, magazines, books, catalogued leaflets, reference folder games and puzzles.
Kitchen and Dining Area
- The kitchen has been carefully planned in a U shape so everything is at hand. It comprises floor and wall units in light oak with brass knobs and a cream marble effect worktop (standard height). One side of the U shape is wide so that it can be used as a breakfast bar and 2 wooden bar stools with backs are provided. Cream tiles are used on the walls between worktop and wall units which are easy to keep clean.
- There is a low-level electric single oven with sturdy handle and controls on the front. Above, at worktop level, is an electric ceramic hob with dials on the side for operation. Above this, at eye level, is an extractor fan and light.
- There is a stainless steel single sink with drainer to the right of the sink which is set into the worktop, with storage cupboards underneath. Mixer tap with chunky cross handles. Above the sink is a small strip light with pull cord.
- Front loading washer/dryer with controls on the front of the machine.
- Fridge under the worktop with small freezer compartment and thermometer for temperature control.
- All electrical appliances have instruction manuals in the reference folder.
- A kitchen inventory is supplied in the reference folder which lists all crockery, cutlery, cookware, glassware and utensils provided. This can be sent to prospective guests along with this Access Statement on request.
Bedroom
- Dorr into bedroom – standard size – 2ft9in wide.
- Laminate wood flooring – French oak in colour. Walls painted Gardenia and woodwork to match. 3 way cluster spotlight and chandelier. 2 cream bedside lamps.
- Double UPVC double French window doors for outside access. Can be used as emergency exit.
- Double bed – 4ft6in wide. The bed can be move sideways if more space is required. It is a high bed with a thick mattress.
- Duvet and a choice of thick/thin pillows – non feather and sheets, pillow cases and duvet covers are cotton and always ironed. A quilt and scatter cushions are also provided.
- There is a large integrated hanging cupboard with coat hangers.
- Furniture includes 3 sets of drawers and a dressing table with mirror. Wooden chair – moveable.
- Hair dryer.
En-Suite Shower Room
- Door into bathroom – standard size – 2ft9in wide.
- Release mechanism on outside of locked door.
- Spacious room for ease of movement.
- Floor and walls tiled to ceiling – Victorian style. 2 downlighter lights with pull cord.
- 3 piece bathroom suite comprising low level WC with flush handle towards the right of the unit, with an oak toilet seat: corner pedestal wash hand basin with lever taps (no vanity case): and a corner shower. The shower has a step up into the base and has a glass patterned door.
- Heated towel rail and standard rail. 6 towels and a floor mat are provided.
- Mirror-fronted wall mounted corner cupboard above wash basin.
- A further wall mounted mirror is provided with a strip light and shaver point above.
Additional Information
- The reference folder, found in the magazine rack, contains lots of information for guests, including –
- important phone numbers which include our details, emergency numbers, nearest payphone and local doctor and dentist,
- things to do in the local area and places to visit,
- menus for local pubs, restaurants and take-aways,
- instructions for all electrical appliances.
- A collection of leaflets detailing places of local interest and places to visit have been catalogued for easier use.
- The bell in the house for the door bell will chime and flash, helping anyone who may not hear it ring.
- The property is STRICTLY A NO SMOKING premises.
- Pets are not allowed in the property.
- Mobile phone signal is good at the front of the property through the glass, but can be poor elsewhere due to the 18 inch stone walls.

Emergencies
- Mains smoke alarms are fitted in both rooms.
- A fire extinguisher is fitted in the sitting room behind the TV.
- A fire blanket is found in the kitchen drawer to the left of the fridge.
- A torch is supplied in the drawer under the window in the kitchen.
- 2 double doors in the property for quick exit.

- We plan to update the website and brochure over the next year with up-to-date photographs and visitors’ comments from the book.
